  • Lots of rain which may lead to flooding due to poor drainage.
  • Water follows path of least resistance

Critical: Divert water away from property

If the street is higher than your property, how do you ensure the water doesn’t flood your property?

Clay Soil in SF Bay Area

  • Doesn’t drain as fast
  • Put a sloped pipe with channel to drain water
  • Pipe with holes will allow for further draining

The Pipe can get:

  • Muddy
  • Cover with debris (leaves, dirt, gravel)

Prevent Clogging:

  1. Weed fabric
  2. Stones
  3. Add drainage sock

Final destination of drain:

  1. Pit or dry creek bed
  2. Temporary to Street
